THE JUNIOR ACADEMY SITE - SENIOR LIVING COMMUNITY

This 5.84 acre site, located in the heart of Boulder’s Mapleton Hill neighborhood, was the former site of the Jr. Academy which operated as a private elementary school for more than 50 years till closing in the early 2000’s. Development of the property has been hindered by historic mapping errors embedded into the City of Boulder’s zoning codes. 

The property owner is in the process of planning a Senior Living Community for the property given its ideal proximity to the Mapleton Hill Medical Center and the downtown service center. In order to proceed with the planning of a Senior Living Community, it was necessary to resolve the historic mapping errors through the development of an Area Plan. 

The property owner with the guidance of SSA participated with the City of Boulder in the creation of an Area Plan that addressed comprehensive plan land use designations, zoning, housing types, massing, and access and circulation patterns for the property. SSA participated in a thirteen month process that included five neighborhood meetings, seven public hearings and extensive public outreach.  In this process, SSA provided site analysis, technical research and planning and design services to develop the Area Plan. The plan was unanimously adopted by the Planning Board and City Council and provides guidance for the review of plans submitted by the property owner.
